Finished Another Flip

Here are a couple pictures of before and after of a house my husband just finished. I thought we had more inside before shots but can't locate them right at the moment. I will keep searching and post them later on if I find them. We purchased this house for $17,000 and put about $3000 to $4000 in it. We are listing it for $54,000. It is a 2 bedroom, 1 bath home with a fenced in back yard. Hope you enjoy and keep returning for more!!!

House is ready for the market!!

We purchased another house back in August and didn't actually get started on it until September. My husband has it ready to be listed now. It was a small house with only two bedrooms and one bath. We purchased it for $17,000 and we are going to list it for only $54,000! I have some before pictures, and I am in the process of getting some after shots. I will try my best to get this posted today or tomorrow. So keep a look out for it because it was a major transformation on this cute little house.

House has contract!!!

We have a contract now on this house. Keep your fingers crossed it will all go through. Hopefully it will be closing in about two weeks. This house was the only one we had on the market for this long. I believe it has been approximately 3 months, so that is still not bad with the way the economy is right now. I'll let you know if something happens and it doesn't sell.

Foreclosure Descreased in September

RealtyTrac, the leading online marketplace for foreclosure properties, today released its U.S. Foreclosure Market Report for September 2008. Foreclosure filings were reported on 265,968 properties in September, which was a 12 percent decrease from the previous month but still a 21 percent increase from September 2007. This is good news even though the foreclosure rate is still a major concern for everyone. Foeclosure filings were reported up more than 3 percent during the third quarter of the year. That is up 71 percent from the third quarter of 2007.
RealtyTrac publishes the largest national database of foreclosure and bank-owned properties, with over 1.5 million properties from over 2,200 counties across the country, and is the foreclosure data provider to MSN Real Estate, Yahoo! Real Estate and The Wall Street Journal's Real Estate Journal.
According to James J. Saccacio, the chief executive officer at RealtyTrac, "Much of the 12 percent decrease in September can be attributed to changes in state laws that have at least temporarily slowed down the pace at which lenders are moving forward with foreclosures,"
Nevada, Florida, California were the top state foreclosure rates in September. I sure hope things change soon for the economy and hope it isn't too far down the road.

4. Don't forget to leave them a comment telling them they're tagged, and to read your blog.

Eight Facts About Me:
1. I have one child, named Haley, who is 18 going on 30.
2. I have a step-son from a previous marriage who I still think of as my own.

Colonial House Foreclosed

Well we went to see the Colonial House that was foreclosed last week. I cannot describe to you how charming it was inside. It had fireplaces in EVERY room (including bathrooms), hardwood floors that were already refinished in over half the house, brand new solid oak cabinets in the kitchen, pantry and mud room with new granite counter tops. There was a Living Room, Dining Room and Family Room, all of which were huge. There were 3 sets of stairs leading to the second floor because of the house being so big. The foyer was bigger than a regular room that is in my own home! Each bedroom (approx 4 or 5 of them) had new carpet. The master had a walk-in closet that was probably once a bedroom and a bathroom that use to be a bedroom. Also, you could walk outside of the Master bedroom in two places onto two different balconies. Two of the bathrooms had brand new claw foot tubs and a tiled walk-in shower. The vanities in both bathrooms were new. The one in the master bath had double sinks with carved oak cabinets and granite counter tops. Almost all of the house had fresh paint on the walls. The lighting in this house was from top of the line companies. They had antique chandeliers hanging from the foyer, dining room and living room. The third floor, which use to be the atic, was carpeted and was one huge room for maybe a game room. It had a full basement. Whoever the previous owner was had already installed heating and air units for the house. It was just unbelievable! Now want to know what made me mad? My camera died on me when I was trying to take pictures of the inside. I had a few that came out alright of the outside, but my date mark was on and it is wrong...lol. Oh and one other thing, the house is listed in the upper $80s!!! Can you believe that?

Purchasing Homes on Ebay

I was reading the Yahoo News this morning about a woman, Joanne Smith, from Chicago winning a bid for a home on ebay for only $1.75! Can You believe that? The house was an abandoned home in Saginaw, Michigan. According to the article there were 8 bids on this house and she must pay $850 back taxes plus yard clean up. I can't imagine something like this ever happening to me. We sure would have liked to run across a deal like this to flip!

Replacing a Broken Glass

Sometimes while flipping these houses, we run across windows that have a broken pane. I know one of the first places we look is the Do-It-Yourself site. It has many articles for your project and if you take your time then you can get the project done all by yourself. I know this site has come in handy for us on more than one occassion.

Surprising Hot Spots for Foreclosures

Yahoo News reported some wealthy areas that are being hit with the foreclosuring dilemma that faces this nation. Some of which included different areas in California and Miami Beach. Apparently with this spread of financial problems across the United States, no one is safe!

House for Sale in Ohio

Here's a house for sale in Barberton, Ohio. (Northeast Ohio, South of Cleveland, Near Akron).
Asking only $50,000

It would make a easy and quick flip....or even a good rental for income.

Great starter home with enough land to grow in the future. Nice sized eat in kitchen, with a garden window, bench seating/storage. Updated wiring and pipes. Roof and siding is less than 9 years old. Water heater, and high efficiency furnace with A/C less than 5 years old. All but 3 windows updated. All that is needed are cosmetics, such as: finish tile, or trim, tub liner, fresh interior paint and some curb appeal. Nice size lot to add on or build your dream garage. Close to schools, shopping and hospital. The gas budget in this house is currently $57.00.....that's cheap! Just weatherized by HEAP this year. Don't miss out on this opportunity!

Another Flip This Past Year.....

Here are a couple before and after pics of a flip we did about 6 months ago. My favorite transformation was the kitchen and the tiled fireplace. It was a split-level home we purchased for $42,000, put approximately $18,000 in it and sold it for $108,000. That was a profit of $48,000.

And some end results..........

First house we flipped

So here are some pictures of the first house we ever flipped. It was exciting, yet we were scared out of minds. We tried to find something that was simple and not going to dig into our pockets too much. I believe we gave approximately $32,000 for the house and put around $10,000 in the remodeling. We put it on the market for $80,000 and took an offer for $75,000. So we made a profit of around $30,000 after other fees.

I've added the before shots first......

And here are the results!!!

Purchased a another house to flip!

Ok, so we finally closed on another house this week, and we will start on it Monday. First thing will be doing is making a list of what renovations need to take place. It is pretty much cleaned out except for some appliances. So won't have to do that. Thank goodness! I will take some pictures of before and after and post them on here soon. I will also be listing our deals we find for remodeling. Keep coming back for more......

Flipping Adventures

My husband and I decided a while ago to start a new adventure in real estate. We purchase houses needing attention and give them a major makeover. Once they have been flipped, we sell them. It has been a profitable business up to this point. This blog is about our experience and things we have learned along the way. We will also include any houses we currently have for sale that have already been flipped. If you have a home to sale and it needs to be flipped, then your more than welcome to contact us and we will list it on our blog under the "Houses Needing Flipped" tab. Just send us your details on the property and one nice picture. Give us the location, the selling price and your contact information.
